Our fees are fair and transparent as follows:
- £120 including VAT per adult who will be living at the property
- £120 including VAT per guarantor required
Once these fees are paid this will reserve the property for 3 working days whilst we complete our referencing checks on you. Fees are only refundable if a Landlord withdraws the property from the market prior to you moving in.
A guarantor will be required if you fail our credit score and/or if you are unable to afford the rent on your own income. This will be explained to you at the viewing by our representative.
A guarantor must be a blood relative and be in full time employment or in receipt of pension income. They must pass a credit check and also be able to afford to pay the rent if you cannot.
We require full disclosure at applicant stage of all adverse credit history, if applicable, such as late payments, defaults, CCJ's and bankruptcies etc. Failure to disclosure any adverse credit history and/or act in good faith will result in your application being declined and your fees not being refunded to you.
If you are an existing tenant then at the end of your 6 or 12 month fixed term then we will approach your Landlord, should you instruct us to, for £72 including VAT to negotiate another fixed term tenancy of 6 or 12 months on your behalf. This service is not compulsory.
