Our Tenancy Management Service is comprehensive and provides Landlords with total peace of mind that their tenancy is being professionally looked after.  The Tenancy Management service includes the following:

 

- Photographic inventory prior to each check in

- Serving of a Section 21 notice, if applicable

- Emergency procedures provided in writing to each tenant

- Rent collection including monthly statement

- Annual statement of income and expenditure for tax purposes

- Accompanied check ins and check outs

- First port of call for all emergencies and repairs

- Access to our Approved Trades person list

- Arrangement of all legally required checks with a qualified 3rd party such as Energy Performance Certificate; Gas Safety Certificate; Legionella Risk Assessment; Electrical Safety Check 

- Key storage

- Tenancy Deposit Management and Dispute resolution charged at an additional cost of £9pm + VAT

- Property inspections carried out periodically at an additional cost of £25pm + VAT

- Additional Assured Shorthold Tenancy renewal and negotiation with tenant charged at £70 + VAT

 

 

 

Our Tenant Find Service provides you with all of the following:

 

Marketing

- To Let Board 

- Listing on Zoopla

- Listing on OnTheMarket

- Regular updates and feedback on viewings

- Advice on whether or not marketing should continue after an offer is received

 

Referencing

- Credit check

- Bank validation check

- Fraud check

- Employer check

- Residential check

- Traffic Light Report issued after referencing is complete; Green means GO! Amber means Landlord approval required. Red means the application has been declined.

 

Our Tenant Find Service is offered on a "no let, no fee" basis.  Our fee is charged at 50% + VAT of the first months rent with a minimum fee of £395 + VAT which includes up to two references.  Additional references are charged at £100 + VAT where required and where pre agreed with you.
